To open the new 39,803 -square-foot SSM Health Beaver Dam Clinic for providing specialty care, imaging, lab and pharmacy services to rural Wisconsin communities, the C.D. Smith team had a rigorous construction schedule. In March 2020, earthwork began on the five acres of vacant land. C.D. Smith crews got onsite in May to begin concrete foundations, framing and structural steel erection.
From footings and foundations, our ability to self-perform the concrete work is critical to controlling the project schedule. Also, steel erection is one of the top ten most hazardous occupations. So self-performing the steel erection allows us to drive the schedule while ensuring the highest standards in construction safety.
In less than ten months, crews were placing the finishing touches on the building. With an initial target completion date of March 1, 2021, SSM Health requested to move the completion date up to February to welcome their first patient on February 22, 2021.
As a general contractor, we have broad-based experience in self-performing and managing the labor-intensive trades that drive the schedule. The C.D. Smith team rallied together to determine where schedule adjustments could accommodate the rapid turnaround.
With the help of our in-house Virtual Design and Construction (VDC) team and Mechanical, Electrical and Plumbing (MEP) experts, the team was able to coordinate and overlap trade coordination to streamline installations. In addition, bi-weekly BIM Coordination with MEP, trade partners and Eppstein Uhen Architects kept the project on schedule and identified potential issues to address before they became problems on the project jobsite.
Communication was critical to the success of this project. Every week the project manager would send out a three-week-lookahead to ensure trade partner coordination remained on schedule. The master schedule was updated bi-weekly, and owners received weekly project progress updates. A LIVE-stream camera was installed to give real-time visual updates to the owner and architect to aid in collaboration. Additionally, weekly StructionSite 360° photo capture was used to provide weekly jobsite walkthroughs to out-of-state stakeholders.
