On the Rite-Hite Headquarters project, C.D. Smith used the power of Virtual Design and Construction (VDC) to align the goals and expectations of Rite-Hite’s ownership with the teams carrying out the work. Through this effort, field installation concerns were addressed prior to trade partners installing their material. With a digital replica of the physical building, the contractors were able to prefabricate 90% of their materials offsite, deliver their materials just in time, and piece together their system’s assemblies in a true lean construction delivery method.
“Direct benefits of this coordination are realized through reduction in rework and Requests for Information (RFIs).
Indirectly, relationships between all parties were strengthened as any scope gaps, building performance issues or aesthetic concerns were uncovered and resolved early.”
Jamie Spartz, Director of Virtual Design and Construction for C.D. Smith
Most importantly, Rite-Hite ownership has unlimited access to the live coordination model on their desktop and mobile devices. This made them active contributors in the coordination process and gave them a real time voice on the project, ability to walk the building in 3D and view the project progress virtually at any given time.
At the completion of this project, a turnover package with all the coordination models for planning future additions or renovations to the facility will be available. With an as-built model and as-constructed 360 photos, Rite-Hite will be able to locate every pipe, conduit and duct in open space as well as inside walls, cavities and other concealed spaces not viewable in person.
The project team produced 115 different 3D models that were continually updated and combined for coordination. With over 20 miles of piping, 256,618 model elements were checked for collisions and 3,625 installation issues were resolved prior to the field work.
